Cooling towers are massive heat exchangers used to remove heat from buildings (HVAC) or industrial processes. They work by evaporating water. However, as pure water evaporates, the minerals left behind become super-concentrated, turning the tower into a breeding ground for three major problems: Scale, Corrosion, and Biological Growth.
Effective water treatment is not optional—it is critical for efficiency and public health (Legionella).
The Chemical Strategy
Modern cooling tower treatment relies on four distinct types of chemistry working together.

Biocide Strategy: The "Double Punch"
Bacteria are smart. If you use only Chlorine, they build up a resistance or hide inside a slimy "Biofilm." To combat this, we use two biocides:
- The Base: Continuous or slug dosing of an Oxidant (Bromine is better than Chlorine in alkaline tower water).
- The Shock: Weekly addition of a Non-Oxidant. This penetrant breaks through the slime and kills the bacteria from within.
The Math: Cycles of Concentration (COC)
How much water are you wasting? You can calculate your efficiency in two ways:
- Using Conductivity: COC = Conductivity (Tower) / Conductivity (Make-up)
- Using Chloride: COC = Chloride (Tower) / Chloride (Make-up)
Example: If your tap water has 100 ppm Chloride and your tower has 500 ppm, you are running at 5 Cycles.
Daily Maintenance Checklist
- Conductivity Monitoring: Ensure the blowdown valve is working.
- ORP / Chlorine Level: Ensure the biocide level is high enough to kill Legionella (> 0.5 ppm residual).
- Flash Corrosion Test: Check the "Corrosion Coupon" or probe for any rapid metal loss.
- Langelier Index (LSI): Ensure the water isn't too aggressive (eating the tower) or too scaling (clogging it).
Cycles of Concentration (COC)
The efficiency of a cooling tower is measured by its COC. It represents how concentrated the minerals in the tower water are compared to the fresh make-up water.
- Higher COC = Less water wasted (Good).
- Too High COC = Scale formation (Bad).
A good treatment program allows you to run at higher cycles safely, saving thousands of gallons of water per day.
